Grogan's Point: Big Lots and Timeless Estate Homes in The Woodlands
Grogan's Point, inside the original Village of Grogan's Mill, was designed from the start for grand homes on big, wooded lots. A guide to The Woodlands' estate neighborhood, its heritage, architecture, and timeless appeal.

If your idea of the perfect home involves a grand house on a big, wooded lot with room to breathe, there is one neighborhood in The Woodlands that was designed for exactly that from the very beginning. Grogan's Point, tucked inside the original Village of Grogan's Mill, is the community's estate neighborhood in the truest sense, and it remains one of its most distinguished addresses.
An estate neighborhood by design
Established in 1982, Grogan's Point was the third of nine estate neighborhoods developed across The Woodlands, and its identity has never wavered: large residences on large land lots. The neighborhood spans about 800 acres and holds only around 465 estates, along with three parks and two ponds, which tells you everything about the scale and spacing. It was originally envisioned as an equestrian community in keeping with founder George Mitchell's love of nature, and when the plan shifted, it was reimagined specifically to attract discerning buyers from Houston's River Oaks and Memorial with true estate-sized homesites. The Westbrook Building Company built the first eighty estates, including six historic-inspired residences that still give the neighborhood its timeless character.
Timeless homes under a heritage canopy
What strikes you in Grogan's Point is the sense of permanence. Heritage trees arch over winding streets like North Tranquil Path and West Grand Regency Circle, and the homes range from classic Southern Colonials to elegant Mediterranean and refined contemporary designs, all set on generous, private, wooded lots. A newer section added in 2005 brought even larger lots, allowing for more expansive custom homes, and unlike many high-end enclaves, Grogan's Point is largely non-gated, which is increasingly rare at this level. The neighborhood also borders the 13th hole of The Oaks Course at The Woodlands Resort, adding golf-course frontage to its list of attributes. Its success became the template that later estate neighborhoods across The Woodlands followed.
Location and lifestyle
For all its secluded, country-retreat feel, Grogan's Point sits in the heart of the community. It is minutes from the Grogan's Mill Village Center, the Woodlands Waterway, Town Center, and Northshore Park, and Interstate 45 is a short drive for commuters. Families are served by Conroe ISD, including Hailey Elementary, and residents enjoy the parks, ponds, and trails that define Grogan's Mill, the very first village George Mitchell built.
Considering Grogan's Point
Estate homes on large lots are a specialized market, where value turns on lot size, architecture, condition, and the intangible quality of a legacy address. This is exactly the kind of property where representation matters, whether you are protecting your investment as a seller or making sure you pay the right number as a buyer. We offer a complimentary professional valuation for owners in Grogan's Point and an active property search for buyers seeking a true estate home in The Woodlands.
Before real estate, we built a company that negotiated with Fortune 500 clients like Huntsman, Owens Corning, and Baker Hughes, and we bring that same discipline to the details that matter most on a high-end estate.
