The fastest-growing buyer segment in Montgomery County is not young families. It is people over 55 who are done with stairs, done with yard work, and not remotely done with living. The 55+ market here has quietly become one of the deepest in Texas, and the options are genuinely different from one another in ways that matter. Here is an honest comparison.
What "55+" actually means
An age-restricted community generally requires that at least one resident in eighty percent of homes be 55 or older. In practice, these neighborhoods are built around a specific idea: single-story homes, low-maintenance yards, lock-and-leave convenience, and an amenity program designed for people with time to use it. Most have a full-time lifestyle director whose entire job is filling a calendar with clubs, classes, and events.
The tradeoff is that you are choosing your neighbors' life stage as deliberately as you are choosing the house.
Chambers Creek, Willis: the biggest and newest
If you want the most ambitious 55+ development in the region, it is Chambers Creek in Willis, developed by Caldwell Communities on the north side of Lake Conroe.
The scale is the story. Roughly 1,200 acres with about 3,000 homes planned, making it the largest age-restricted community in the greater Houston area. It sits on genuinely rolling terrain, which is rare around here, and the amenity list reads like a resort: a Tom Lehman-designed links-style golf course, a private on-site marina with direct Lake Conroe access, more than twenty miles of trails, two working vineyards, a hilltop chapel, a resort-style pool, a fitness center and movement studio, an on-site restaurant, pickleball and tennis, a dog park, and a full-time lifestyle team.
It is gated with a 24-hour attended guardhouse, the HOA maintains front and back yards, and roughly eight to nine builders offer everything from lock-and-leave homes to full customs. Pricing has run from the $300s up past a million, with build-on-your-lot options available.
Practical note on location: Willis is about nine miles north of Conroe and roughly twenty miles from The Woodlands, so you are trading proximity for scale, scenery, and lake access.
Bonterra at Woodforest, Montgomery: established and built out
Bonterra was Taylor Morrison's first Houston-area active adult community, with sales starting in 2014, and it sits as a 55+ enclave inside the larger Woodforest master-planned community in Montgomery.
The pitch here is different: you get a small, tight-knit 55+ neighborhood of around 700 homes while also plugging into the amenities of a full 3,000-acre master-planned community around you. Residents have their own private 10,000-square-foot clubhouse with a resort-style pool, hot tub, fire pit, veranda with an outdoor kitchen, fitness room, and pickleball and bocce courts, plus access to the 27-hole Woodforest Golf Club.
The important thing for a buyer to know is that Bonterra is now essentially a resale market rather than a new-construction one. That changes how you shop it: you are looking for the right existing home rather than picking a lot and a floor plan, and it also means you are negotiating with individual sellers who have real timelines rather than with a builder protecting a price sheet. Homes have generally run from just over 1,600 to nearly 3,000 square feet, and the community is zoned to Conroe ISD.
Del Webb The Woodlands: the brand-name option, closest in
Del Webb essentially invented this category nationally, and its Woodlands community sits near FM 1488, putting residents within easy reach of Market Street, Hughes Landing, The Woodlands Mall, and the Waterway.
It is a gated enclave of roughly 550 single-family homes anchored by a clubhouse of around 11,500 square feet, with a fitness center, an indoor pool, an arts and crafts studio, a card room, meeting rooms, a demonstration kitchen, and pickleball courts, plus scenic lakes and walking trails. A full-time activities director runs the social calendar.
You pay for the location. Del Webb has carried the highest average pricing among Woodlands-area 55+ communities, reported around the high $600,000s, well above the area 55+ average.
The Woodlands' other 55+ enclaves
Two more deserve mention, because buyers often do not know they exist. Windsor Lakes is a gated community of 572 homes toward the front of The Woodlands off I-45, anchored by the Windsor Lodge, a 20,000-square-foot clubhouse that is the largest amenity building among local 55+ communities. Windsor Hills, off College Park, is a smaller enclave that has run at a noticeably more accessible average price point. Ashley Greens, a section within Alden Bridge, rounds out the list.
How to choose
Sort it by what you actually want.
Scale, golf, and the lake: Chambers Creek, without much competition. Nothing else in the area is attempting what it is attempting.
A small community inside a bigger one: Bonterra, where you are shopping resale.
Walkable proximity to Woodlands amenities: Del Webb or Windsor Lakes, with Del Webb carrying the premium.
Value: Windsor Hills and the resale market across all of them.
One honest data point worth knowing: listings in Woodlands-area 55+ communities have averaged around 152 days on market, considerably longer than the general market. That cuts both ways. As a buyer it means room to negotiate and time to think. As a seller it means pricing and presentation matter enormously, because your buyer pool is narrower by definition.
