Artavia: Inside Conroe's Master-Planned Community Built Around Art
Artavia built its identity around art rather than amenities, and it shows. Inside the Conroe master-planned community: the ARTscapes, Dapple Park, the tax and MUD fine print, and why the resale market may be the better buy.

Most master-planned communities differentiate on amenities. Bigger pool, more trails, nicer clubhouse. Artavia, in southern Conroe, tried something genuinely unusual: it built its identity around art, and the result is one of the more distinctive places to live in Montgomery County.
The concept
Artavia was established in 2018 by AIRIA Development Company on more than two thousand acres of wooded terrain along State Highway 242, positioned between I-45 and US 59 with the Grand Parkway nearby. The tagline is "Live Colorfully," and unlike most developer slogans, this one shows up physically.
Throughout the community, the trail system winds past what the developer calls ARTscapes, landscaped art installations set into the natural wooded environment. The model home park takes it further, with whimsical sculptures in the backyards of the model homes created by Texas artist Jeffie Brewer, whose work looks like colorful doodles rendered in three dimensions.
It worked, at least by industry measure. Artavia earned the National Association of Home Builders' National Silver Award for Master-Planned Community of the Year, and it has continued picking up recognition since.
The amenities
The centerpiece is Dapple Park, a thirteen-acre amenity complex built around a five-acre lake. Residents get kayak and paddleboat access on the water, a clubhouse with a fitness center open around the clock, the Palate Café, a resort-style pool, and a splash park for younger kids. Canopy Park, roughly four acres, has been taking shape as an additional gathering space.
Beyond the built amenities, the extensive trail network is the connective tissue of the place, linking neighborhoods to amenities while carrying you past the art installations along the way.
The homes and builders
Artavia has drawn a deep builder roster, generally around ten or more, including Perry Homes, Lennar, David Weekley, Coventry, Highland, Westin, Chesmar, Beazer, Ravenna, J. Patrick, and Jamestown Estate Homes. Lot sizes run from 40-foot through 60-foot, and floor plans span a wide range, with pricing that has generally run from around $300,000 into the $600,000s and above depending on builder, plan, and section.
That range is part of the appeal. It puts first-time buyers, move-up families, and buyers looking for something more upscale in the same community rather than segregating them into separate developments.
The case for buying resale here
Here is the part a builder's sales office will never raise with you, and it matters.
Artavia has been selling since 2018, which means there is now a genuine resale market inside the community. That resale inventory frequently represents better value than a new build, for several reasons that compound.
The first owner already absorbed the upgrade premium. Builders price base homes attractively and make their margin on the options, so a resale home often includes tens of thousands of dollars in upgrades, landscaping, window coverings, and fencing that a new build would charge you for separately. Those improvements rarely come back to the seller dollar for dollar.
You can also see what you are buying. A resale home has a completed yard, established trees, finished neighboring lots, and a known relationship to the amenities. A new build on a dirt lot is a rendering and a promise, and you find out later what the view actually is and who built next door.
And resale means negotiation. Builders have a price sheet, limited flexibility, and an incentive structure designed to protect their comparable sales. An individual seller has a timeline, a mortgage, and a genuine reason to trade. That is a different conversation entirely, and it is one where having your own representation actually changes the number.
Which raises the single most important point about buying in any new master-planned community. The friendly person in the model home works for the builder. They are not your advocate, they do not represent your interests, and their job is to protect the builder's position. Bring your own representation, whether you end up buying new or resale.
Schools and the fine print
Artavia is zoned to Conroe ISD, with students attending San Jacinto Elementary, Grangerland Intermediate, Moorhead Junior High, and Caney Creek High School. An on-site school has been part of the long-range plan.
Now the numbers a buyer needs to actually run. The combined property tax rate has been reported in the neighborhood of 2.9 to 3 percent before homestead exemptions, which includes Montgomery County, Conroe ISD, Lone Star College, the hospital district, an emergency services district, and Montgomery County MUD 111. HOA dues have run around $1,280 annually.
That tax rate is not unusual for a newer master-planned community with a MUD funding its infrastructure, but it is meaningfully higher than an established neighborhood with retired bonds, and it directly affects both your monthly payment and how much home you qualify for. Worth understanding before you fall in love with a floor plan.
Location and commute
Artavia sits roughly eleven miles from The Woodlands and downtown Conroe, about eighteen miles from Spring, and around thirty miles from George Bush Intercontinental Airport. The Highway 242 position between I-45 and US 59 gives you two north-south options, which is genuinely useful when one of them is having a bad morning.
Retail is still developing within the community itself, so everyday shopping currently means a drive of roughly ten miles to the 242 and I-45 hub, where you have H-E-B, Walmart, Costco, and the rest. That will change as the area fills in, but buy for the situation today rather than the rendering.
Who it fits
Artavia works well for buyers who want a community with genuine character rather than another interchangeable subdivision, who value trails and outdoor connection, and who want access to The Woodlands job market without Woodlands pricing. It works less well for someone who needs walkable retail today or wants an established neighborhood with a mature tax picture.
