Tomball's Master-Planned Communities: Woodtrace, Northpointe, and What Sets Them Apart

Tomball ISD, real lot sizes, and prices below comparable Woodlands addresses. A guide to Woodtrace, Wildwood and Villages of Northpointe, Willowcreek Ranch, and why the resale market is usually the better buy.

Tomball occupies an unusual position. It is close enough to Houston to commute, far enough out to feel like its own town, and it sits at the intersection of two counties and one of the most respected school districts in the region. For buyers who want space and schools without Woodlands pricing, the communities around Tomball deserve a serious look.

Start with the school district, because most buyers do

Tomball ISD is the anchor. The district operates around nineteen schools and carries strong ratings across academics, college prep, and programs, with a majority of its campuses rated A. For families making a decision primarily on schools, that consistency across the district, rather than a single standout campus, is what makes the area work.

The district also spans the county line, which creates a situation worth understanding: some Tomball ISD communities sit in Harris County and some sit in Montgomery County, and that affects your tax rate and county services even when the schools are identical.

Woodtrace: Montgomery County, Tomball schools

Woodtrace is the community that best captures that county-line advantage. It sits in the Pinehurst area of Montgomery County, roughly 44 miles northwest of downtown Houston, in a heavily wooded setting, while feeding into Tomball ISD schools including Decker Prairie Elementary about three miles south.

The homes are substantial. Lot sizes run 65, 75, and 85 feet, with floor plans ranging from around 2,111 square feet up to 4,707, and pricing that has generally run from the low $300s to the mid $700s before upgrades. That is a wide band, which means the community accommodates both move-up buyers and people looking for something genuinely large.

The draw is the combination: mature trees, real lot sizes, Tomball ISD, and a Montgomery County address, at a price that would not buy the equivalent inside The Woodlands.

Wildwood at Northpointe: the established option

Wildwood at Northpointe is a roughly 700-acre community developed by Friendswood Development, located just off SH 249, known for scenic greenbelt trails, ponds, and a heavily wooded character.

Students attend Wildwood Elementary, Oakcrest Intermediate, Willow Wood Junior High, and Tomball Memorial High School. Pricing has historically spanned a wide range from the $200,000s into the $600,000s, making it one of the more accessible entry points into Tomball ISD. A final gated section with larger 75-foot homesites and limited lake-view lots has been the last piece to come online.

Villages of Northpointe: amenities and access

Villages of Northpointe sits near both SH 249 and the Grand Parkway, which is about as good as road access gets in this part of the region. The community offers a neighborhood clubhouse, swimming pool, walking trails, tennis courts, several playgrounds, and an active slate of social groups.

Schools include Canyon Pointe Elementary, Wood Junior High, and Tomball Memorial High School. It is a practical, well-located choice for families who want amenities and an easy drive to The Woodlands, Vintage Park, or the 249 corridor employers.

Willowcreek Ranch: the acreage play

Worth naming separately because it is a different product entirely. Willowcreek Ranch is a gated community of wooded homesites ranging from one to seven-plus acres, built around a 50-acre centerpiece lake, with an equestrian center, riding trails, and a Lakehouse Lodge.

This is for the buyer who wants genuine land, horses, and privacy while staying within reach of Tomball and the 249 corridor. It is a small market with limited inventory, and properties like this trade on their own terms rather than by neighborhood comps.

Why the resale market is where the value usually is

Most of these communities have been building for years, which means the established sections now have a genuine resale market, and that is frequently where the better buy sits.

A resale home in Wildwood at Northpointe or Woodtrace typically comes with things a new build does not: a finished yard, mature trees, fencing, window coverings, and an upgrade package the previous owner paid for and will not fully recover. It also comes with certainty. You can see the completed streetscape, know what was built next door, and evaluate the actual neighborhood rather than a phasing plan.

The negotiation is different too. A builder works from a price sheet and has structural reasons to protect its comparable sales. An individual seller has a timeline and a reason to make a deal. That is where representation earns its keep.

And in a market where inventory has loosened and days on market have stretched, a well-priced offer on a resale listing that has been sitting is a genuinely different opportunity than paying a builder's posted price.

The rest of the field

Tomball has more depth than most buyers realize. Amira, Albury Trails Estates, Rosehill Reserve, Lakes at Creekside, Memorial Springs, Cherry Pines, and Canyon Gate at Northpointe all serve different price points and buyer profiles, and Creekside Park, technically a village of The Woodlands, feeds into Tomball ISD as well.

How to think about it

The honest framing is this. Tomball gives you a genuinely strong school district, real lot sizes, and a small-town feel at prices below comparable Woodlands addresses, with the tradeoff being a longer drive to Woodlands amenities and, depending on where you land, a longer commute to Houston.

The county line matters more than most buyers expect. Two homes in the same school district, a few miles apart, can carry meaningfully different tax rates and county services depending on which side of the Harris-Montgomery line they sit on. That is exactly the kind of detail that should be settled before you write an offer rather than discovered in your first escrow analysis.
